Deposit Agreement

1. My monthly rent amount for the above property will be $
2. I acknowledge that in order to move in to the above property I will have to pay first month's rent plus any remaining security at the lease signing.
3. I acknowledge it is my responsibility to pay for the following utilities:
   Heat

   Hot Water

   Cooking Gas

   Electric
4. Further, I agree to provide all necessary documentation such as proof of income, copy of a government issued I.D., and completed application(s) within 48 hours of the submission of the deposit. I agree to provide completed guarantor application(s), if applicable. If I fail to provide the aforementioned documents within 48 hours, the deposit will NOT be refunded.
5. I understand that this deposit must equal one month's rent. In case the initial deposit is less than one month's rent, I understand that I must submit the remaining balance by lease signing.
6. I understand that I cannot use the security to pay last months’ rent.
7. I understand that each applicant and guarantor must pay $75.00 for their credit check, which is non-refundable.
8. Should I be approved to rent this dwelling and choose to withdraw, none of my deposit will be refunded.
9. Should I not be approved to rent this dwelling after submitting all paperwork needed, Brooklyn Group NYC will refund all money received except for the sum used to process my rental application and any guarantor applications (as set forth above).

Furthermore, I understand, acknowledge, and agree that this agreement supersedes any and all previous agreements and understandings between the parties with regard to the subject hereof. There are no other understandings, oral or written, which in any way alter or enlarge the terms of this agreement. There are no warranties or representations of any nature whatsoever, either expressed or implied, between parties. Should any provision of this agreement or a portion thereof be deemed illegal, invalid, or otherwise unenforceable, then to the maximum extent permitted by law, the remainder of the agreement shall remain valid and binding and in full force and effect.

All Credit/Debit transactions will be charged a $10 convenience fee.
Maximum initial deposit is $500.
